Mortgage rates are mixed in this week's Mortgage Rate Survey released by MonitorBankRates.com. Renewed concerns about Europe's debt crisis will way down on mortgage rates in the coming weeks. Today's conforming 30 year mortgage rates are averaging 4.72%, up from last week's average 30 year mortgage rate of 4.60%.

Greece's debt rating was lowered last week by the Fitch rating agency. Fitch lowered Greece's debt rating three more notches into junk status. This sent interest rates on Greece's debt soaring to 17 percent. Concerns of Greece's debt and other nations debt in the European Union sent the Euro down under $1.40.

These concerns are sending world stock prices lower today as investors flee the markets into the safety of U.S. Treasuries. Current 10 year bond yields are down averaging 3.11 percent. Lower bond yields will send current mortgage rates lower this coming week.

Today's 30 year jumbo mortgage rates are averaging 5.18%, up from last week's average jumbo rate of 5.14%. The yield spread between conforming and jumbo mortgage rates is now below 0.50% at 0.46%. This is the first time this year that the yield spread on our average rate table is below 0.50%.

Average 15 year mortgage rates today are at 3.86%, down slightly from last week's average 15 year loan rate of 3.87%. 15 year jumbo mortgage rates are also lower averaging 4.46%, down from last week's average 15 year jumbo rate of 4.47%.
