The average APR on a 30-year fixed mortgage is 7.356%, up from 7.175% a week earlier. The average 30-year note rate rose 0.184 points to 7.167%, and all nine averages we track rose for a third straight week. 65.0% of 30-year fixed rates in our data are above 7.00%.
Average home loan rates rose on all nine products we track for a third straight week. Measured by APR, which includes points and lender fees, the 30-year average is 7.356%, up from 7.175% a week earlier. The average 30-year note rate rose 0.184 points to 7.167%, above 7.00%, and 15-year fixed mortgage rates rose 0.131 points to 6.649%. FHA mortgage rates rose 0.219 points and 30-year jumbo rates 0.203 points, the largest changes of the nine. Of the 700 30-year fixed rates in our data, 455, or 65.0%, are above 7.00%.

The average 30-year APR was 6.995% on September 21, 7.175% on September 28, and is 7.356% this week. The average 30-year note rate rose 0.184 points to 7.167%, an eighth straight increase in our reports; the increases in September and October have each been larger than the one before: 0.126, 0.138, 0.174, and 0.184 points. Since our September 8 report the average has risen 0.622 points, from 6.545% to 7.167%. 15-year fixed mortgage rates rose 0.131 points to 6.649%, a 6.854% APR. In payment terms, this week's move added about $50 a month to principal and interest on a $400,000 30-year loan, and the increases since September 8 have added about $166 a month combined.
Adjustable-rate averages rose as well. 5/1 ARM rates added 0.128 points to 6.323%, 7/1 ARM rates rose 0.150 points to 6.496%, and 3/1 ARM rates rose 0.098 points to 6.017%, the lowest average of the nine. The 3/1 ARM figure comes from the smallest ARM pool we track, 61 lenders this week. APRs on the three ARMs are 6.655%, 6.776%, and 6.870%.

Of the 700 30-year fixed rates in our data this week, 455, or 65.0%, are above 7.00%. By lender, 300 of the 420 institutions with a 30-year fixed rate in our data, or 71.4%, have at least one rate above 7.00%. Across all nine products, 912 of 2,542 rates, or 35.9%, are above 7.00%.

Among 30-year jumbo rates, 115 of 241, or 47.7%, are above 7.00%, and 69 of the 100 institutions, or 69.0%, have at least one. For FHA loans, 58 of 136 rates, or 42.6%, are above 7.00%, with 42 of 90 institutions, or 46.7%, offering at least one. For VA loans, 78 of 198 rates, or 39.4%, are above 7.00%, and 55 of 99 institutions, or 55.6%, have at least one. 103 of 594 15-year fixed rates, or 17.3%, are above 7.00%, and no ARM product has more than 13.7% of its rates above that level.
Jumbo, FHA and VA rates all rose
30-year jumbo mortgage rates rose 0.203 points to 7.311%, a 7.409% APR, and 15-year jumbo rates rose 0.139 points to 6.763%. Jumbo averages come from the smallest lender pools we track, 50 lenders for the 30-year and 27 for the 15-year this week.

FHA mortgage rates rose 0.219 points to 6.975%, a 7.658% APR, and VA mortgage rates rose 0.177 points to 7.000%, a 7.311% APR. The rate an individual borrower gets depends on the lender and the loan file as well as the program. Buyers comparing local offers can line up New York mortgage rates against these national averages.

How the 10-year Treasury yield and mortgage rates have moved
The 30-year note-rate average was 6.545% on September 8, 6.671% on September 14, 6.809% on September 21, 6.983% on September 28, and is 7.167% in this report. Fixed mortgage rates are priced from long-term Treasury yields rather than from the Federal Reserve's benchmark. The 10-year Treasury yield was 5.01% on the day of the Fed's September 16 rate increase, 5.17% on September 25, 5.29% on September 30, and closed at 5.24% on October 1. The benchmark rate has been 3.75% to 4.00% since September 16, and the daily series on our mortgage rate trends page shows the same climb through the period.
Principal and interest on $400,000 at 7.167%
At 7.167%, principal and interest on a $400,000 30-year loan run about $2,706 a month, up roughly $50 from last week's average and about $166 from the September 8 average.
